If you are buying your first home or one of many, it generally doesn’t cost you anything to have an agent work for you. This agent is called the a Buyer’s Agent. The duties and responsibilities of a Buyer’s Agent are discussed below.  CBA Properties, LLC offers buyers a rebate up to $1,800.00 anywhere in the United States when we are the Buyer’s Agent or if an agent is used in our referral network. Use this rebate towards closing costs, moving expenses, or things for the new home. The next time you speak to an agent ask if they give a rebate if you use them to purchase a home. The first step in purchasing a home is not to contact an agent to start showing you homes. Your first step should be to become pre-approved for a loan. In addition to letting you know how much home you can buy; your offer on a home will be considered before that of a higher offer from another party who has yet to secure financing. If you have not talked with anyone about financing, go to the Qualified Lenders page. The loan officers listed have an on-line loan application you can complete from the convenience of your home. If financing is not required, have a statement prepared showing 'Proof of Funds' from a financial institution.

The ideal Buyer's Agent truly looks out for the buyer's best interest and uses the best efforts to find a property meeting the buyer's needs. The Buyer's Agent will emphasize to the buyer the pros and cons of each property. The Buyer's Agent will provide education, location, communication, and negotiation experience. A Buyer's Agent is normally paid by the seller to bring an offer from a ready, willing, and able buyer. Able is defined as getting approval for a loan. Some buyers are ready and willing to buy but aren't able to qualify for a loan.

 

Remember the Buyer's Agent is working for you. Having already been pre-approved for a loan, a Buyer's Agent will know you are a serious buyer and begin immediately working to find you desirable properties to view. When a property of interest becomes available, you will be contacted immediately. Buyers who don't know the value of a Buyer's Agent find out to late about a property after is has been sold or under contract. It is better to establish a relationship with one agent you can trust than to call numerous agents about properties. There is a difference between a client and a customer. You will be asked to sign a Buyer's Agent Agreement. We don't recommend entering into an agreement for more than 45 days.

 Should you find a property that is either listed by the Buyer's Agent or the firm he/she represents, the agent no longer can give you 100% representation. The agent/firm then becomes a Dual Agent. If you don't have 100% representation you must have 100% trust in the agent. Basically, it becomes one servant serving two masters. Some buyers wonder how this can be done with their best interest in mind. Many properties are carefully sold each year with one agent/firm representing both parties.

If you find a property that is a 'For Sale By Owner' allow your Buyer's Agent to contact the seller. Normally the property owner will pay the Buyer's Agent fee. Remember a Buyer's Agent is looking out for the best interest of the buyer. A 'For Sale By Owner' is looking out for their best interest, may not provide a property disclosure form, or advice about having any inspections performed.
